deposit protectiontenant has left the property, no forwarding address, just told me to keep deposit in a telphone message. where do i stand? deposit is protected at the moment, can i keep it.0ricardo201

Great web site to find tenantsJust used the following web site to find tenant for two of my properties: http://www.landlordlet.com - has saved me loads in letting fees. All you have to do is pay a fee of £39 plus vat to advertise your property on major web sites including rightmove, primelocation etc and they email you all interest - they also provide tenant/credit check/inventories and safety check all online.2pauljames

Glasgow Central BeltWe currently offer landlords the service of maintenance and refurbishment within Scotland. We would like to offer a suitable service to landlords which provides a call-out service, keyed toward their needs, and on a specified time. This could include board up for emergency within 1 hour. Rates can be agreed with large or small agents relating to their own niche, and all tradesmen are employed by the company, so no cowboys. All our team are fully trained in customer service, especially when operating within end user premises. We want to work with and on behalf of landlords and agents, and help maintain the HMO licensing agreement. Thoughts?0malcolm

guildfordi am considering starting up a business to assist landlords in the guildford area. This would include the cleaning of a flat between tenancies, making myself available out of hours if necessary, i.e. weekends/evenings. Assisting with maintenance issues, providing cover to let a tradesperson into property, e.g. plumber, waiting for someone to come in and repair dishwasher etc. Do property inspection checks for landlord not able to visit regularly. In fact, the idea would be for you to ask me for help on an 'ad hoc' basis or on a retained basis. I have experience of running and letting my own flats in the area, for the past 5 years. Would provide references etc. Would this be a useful service? Grateful for any feedback!1guildford

refinanceI'm looking for advice on refinancing my duplex, i have everything I need to refinance except equity and money, my rate is fixed until 11-08 and I'm getting nervous. my roof is leaking, I don't know if I should save money to put down on refinance or fix the roof first? How much is a good amount to put down on a refinance,10% or more? I'm unsure of what to do - help.0nae3910
