i am considering starting up a business to assist landlords in the guildford area. This would include the cleaning of a flat between tenancies, making myself
available out of hours if necessary, i.e. weekends/evenings. Assisting with maintenance issues, providing cover to let a tradesperson into property, e.g. plumber, waiting for someone to come in and repair dishwasher etc. Do property inspection checks for landlord not able to visit regularly. In fact, the idea would be for you to ask me for help on an 'ad hoc' basis or on a retained basis. I have experience of running and letting my own flats in the area, for the past 5 years. Would provide references etc. Would this be a useful service? Grateful for any feedback!

This would certainly be a useful service particularly for landlords who are not living in the area or who are simply too busy to take on the kind of tasks you describe.
The key is the quality of service you offer, and the fact you are prepared to provide the service evenings and weekends suggests you could offer a very valuable service to those who would like to be on call during normal office hours only.
It would be useful to do some market research about pricing for this kind of service - does anyone have any experiences good or bad of property maintenance companies and any insights into what would be a fair price to charge for the service?
